Property Search

When looking for your next home, it is worth considering some key requirements:

  • Think about where you would like to live. What are the important things that you need to be near? i.e. schools, shops, transport etc.
  • Consider your ‘must haves’ when refining your search. This should help you separate the important things from the essentials.
  • Think about your budget. Would you pay more if the property included additional features?
  • Consider when you want to move. From that date, work backwards and start your search 6 to 8 weeks before your expected move in date.

Arrange a viewing

Once you have found some properties to view, contact us to arrange a viewing.

This can be done online or by contacting the office and speaking to a member of staff. Ensure you discuss your requirements with the staff member who manages the property.

Our lettings team will then show you your selected properties at a time that suits you, either virtually or in person. At the viewing appointment, be sure to make notes and ask the Accompanied Viewer as many questions as you like.

Secure the property

The rental market moves more quickly than the sales market, so it is important that when you find the perfect house, you are able to take the steps to secure it quickly.

In order to secure a property, there are 3 steps that must be taken. The property will not be reserved until these are completed.

  1. Each applicant must fill in an Online Application Form and provide your supporting documents. For more information about what you will need to provide, click here.
  2. Complete the digital Reservation Form which sets out the Terms of your Holding Deposit and responsibilities when reserving a property.
  3. Pay a Holding Deposit – this will usually be equal to 1 months rent and will need to be paid by bank transfer.

Document Guide

We recommend that you are always prepared with relevant documents, such as a form of ID, proof of your address, previous landlord references and employer references. We’ll need to certify the originals to check your ‘Right to Rent’. By law, we must see a copy of either your:

  • Passport; or
  • Driving Licence with Birth Certificate.
  • Also, for non-EU nationals, we’ll need to see your Visa.

Referencing & Credit Checks

The property will be held off the market whilst we undertake Reference & Credit Checks

It is vital that you provide us with all the relevant information as quickly as possible to avoid delays or the property being re-listed. In most cases, we will require you to provide a previous landlord reference, an income reference and and employment references.

You will need to demonstrate that you can provide:

  • At least 3 years’ previous address history.
  • Landlord's details for any property rented in the last 3 years.
  • Confirmation of income per annum that are equal to at least the per calendar month rent multiplied by 30 (in some cases 36).
  • Clean credit history with no CCJs, IVAs or similar repayment arrangements.
  • If you're self-employed, either an accountant's certificate or evidence of the last three years' tax returns (SA302s) along with 12 month’s bank statements.
  • If you are a student you will need a family member or friend to act as a guarantor for your share of the rent.

Our Top Tip

We strongly recommend that you contact any referees ahead of time in order to make them aware of your application.  The rental market moves very quickly and delays can result in applications being cancelled.  The more you can do to be prepared, the better chance your application will be successful.

Signing the Tenancy Agreement and Deposit

Once the Referencing & Credit Checks have been successfully completed, we will draft your Tenancy Agreement and send it to you for signing.

This documents sets out your rights and responsibilities, so it is important that you read through it carefully. If you have made any special arrangements with the landlord, make sure these are detailed at this stage.

In order to complete the signing process, you will be required to pay the Deposit in full (by bank transfer). The deposit will be registered with one of the Government Approved Schemes but the specific provider will depend on whether the Agent or Landlord is managing your Tenancy. If the property is managed by us, it will be registered with the Tenancy Deposit Scheme (TDS). A copy of our Membership Registration is here. Once the deposit has been registered, you will receive a registration certificate.

Our Top Tip

When signing your tenancy agreement, it is important to read it thoroughly.  This document will establish the rights and responsibilities of both the Landlord and the Tenant, so if there is something that you have discussed or agreed to, make sure you have it reflected in either the tenancy or a side agreement if applicable.  Make sure you are familar with what happens at the end of the fixed term and what your options are at that stage.

Move In Appointment & Inventory

An inventory will undertaken and provided to you on your Move-In day.

This document that provides a detailed list of contents and condition of the property before you move and is prepared by an independent inventory clerk.

You will need to meet us at our office or at the property for your Move-In appointment where you will be given the property keys and an opportunity to ask any questions about how the property works. You will also be provided with information such as bins and recycling, along with any property specific guidance.
